DALLAS, TX, December 2024 – The Seam will open its glass doors and tree-lined walkways in the summer of 2026 after having undergone a multi-million-dollar redevelopment. Asana Partners purchased the property in 2023 with plans to transform the asset into a 160,000-square-foot sophisticated retail destination. The project will be brought to life by Morris Adjmi Architects (MA), a New York-based architecture and interior design firm known for creating buildings and environments that serve as catalysts for community development. Groundbreaking is poised for the first quarter of 2025.
The Design District’s Beating Heart
Located at 1444 Oak Lawn Avenue in the heart of the Design District—Texas's most dynamic submarket—the area thrives with a vibrant mix of chef-driven restaurants, art galleries, and event venues and has experienced substantial growth in luxury hospitality, multifamily residences, and boutique offices. Adjacent to Uptown Dallas and connected to Highland Park and University Park via Highway 35, the location is easily accessible. The Hi Line Connector—a mile-long trail segment connecting the Katy Trail to the Trinity Strand Trail—adds to the 18-hour activity in the neighborhood.

The redevelopment will emphasize contemporary and on-trend fashion designers and feature a selection of top dining establishments set within a dynamic network of outdoor patios and sun-dappled courtyards.
Bold Geometries and Intimate Courtyards
MA’s design will create an architecturally striking and inviting retail environment, solidifying The Seam’s place in one of Dallas’s most influential design neighborhoods. The new visual identity for the revitalized buildings will be characterized by bold geometries and sophisticated materials, anchored by intimate courtyard gardens. The architecture will introduce elements that establish a clear visual hierarchy across the site. Strong, graphic forms will be elegantly juxtaposed with the refined courtyards and calming landscapes to facilitate an inviting, walkable consumer experience. Landscaping will play an integral role, working in harmony with the architecture to create a townscape-like atmosphere.
